In terms of the due-on-sale clause, in the past 40 years we've generally seen a declining interest rate environment. 

Dennis, do you believe that the Silicon Valley and California is on it's way to an impending crash/decline making it worth it to sell a property like that?

You have to assume that the current major employers (unless they are government or utilities) will die off over time.New business relocating to area - Unless new businesses are relocating to the area, the area is or will decline, as will your rent and property value.Population growth - Population trend is an excellent barometer.

I am seeing a huge decline in property values in the Riverside and San Bernardino Counties.

It’s just the economy and declining population makes me nervous time to time . 

So, basic supply and demand in the marketing area would lead one to expect that MTR prices will decline, leading to much disappoint, stress and possible negative returns for existing MTR property owners in those areas.Kinda makes MTR investing in metropolitan or suburban areas a little tricky.  

Hey everyone, So I told the other people in the deal that we would require paperwork to go through with the deal and they flatly declined so we had to move on.

It would be even better if you could get an accurate market estimate on your old neighbor's house for further proof of the declining property values due to the new development. 

I wish I could find something in New York and get an FHA loan but everything is either overpriced or on the decline.
