Was wondering how much would it cost me to upgrade doing this:- new paint through out- new appliances (refrigerator, range, stove, dishwasher, washer/dryer stacked)- new carpet- two and half baths remodel- kitchen cabinets new paint and new handles- new blinds through outThe rent around the area is about $2600.My questions are:- how much would I spend if I do all that?

You have to make sure you have a separate room with a lock on the door and also with a cabinet that locks and a laptop with a password.

As Bryan says, the document is not recorded so unless someone has been rummaging through your file cabinets with a flashlight in the middle of the night, they're not going to find a beneficiary without a subpoena for the trustee.

My plan was also to do the kitchen in the near future, so glad to hear some anectodotal evidence it is worth the investment.Glad to know the quote is reasonable - I got an official estimate this afternoon actually and it is almost $11k for the master bath (new shower, tile, cabinets, flooring, countertops, toilet, baseboards).
