I am in the midst of flipping 7 properties and the majority of my liquid funds went to down payments on my hard money loans for these flips.

If you had a Performance Bond from the contractor then that would cover the contractor’s obligations.

I dont have the funds to pay it off now and would need every penny that I can pull out of this for other investment.

I got the loan about a month before this purchase for a trustee auction but the auction was cancelled so I gave myself 3 months to either use the funds or repay the loan and call it a 1600 loss.  

I currently am working on funding my emergency fund account with 6 months of security.

I have found another deal on a duplex but do not have the funds to finance it as I have just recently purchased my duplex and am pouring all my available capital into the renovation.

My experience is almost 100% on the RE equity crowdfunding space for Don's 1st catagory (platform lets anyone raise funding).

His half of the deal he is looking to sale a current rental he has and 1031 those funds into this property We’d be buying together.

@Jay Hinrichs I am working with limited funds, paying cash is out of the question.

I'm also not hunting much for deals anymore and still have reserves and opportunity fund.
