@Mark Durham thank you so much for this response and I’ve come to learn the creative financing side of this wholesale is transactional funding (double closing) because I’m selling to a retail buyer and not investor.

Of all the matches, 3 bed town homes (1600-1700 sq ft) seem to match my criteria the best.Assuming I get a 4.7% 30yr fixed with 25% down, I'm looking at monthly $1250 payment (Principal & Interest, Property Tax, Home Insurance and HOA).

I have a 7 bed 4 bath renovated house in North Park of San Diego, CA.

Dealing with retail buyers can be iffy as they want everything repaired. 

We plan on buying a mixed used - retail front/ apartment mixed.

Are you selling why it's a great place to live, work, and play - versus just giving the count down on beds/baths/sq footage? 

I spent years in store development for a retailer and met many GC's overy the years and got pretty good at walking onto a job site and seeing if GC was doing his job or not. 

Looking at a property in Langford BC, 1 Bed, 1 Bath condo presale going for 274,900.

1200 sq ft for a 3 bed / 2 bath, would it be safe to estimate 6.95 per sq foot aka approximately 10k in impact fees?

Its a 3 bed/2 bath with a detached single car garage.
