I believe that 1) real estate agents, 2) lawyers, 3) loan officers and 4) registered "distressed home consultants" (or whatever the Official term turned out to be) are all approved positions.

That said, returns on those can be pretty stinko...5% or so for the most rock solid funds.You have to tell us what is the maximum amount of time, skill, and hassle you're willing to invest and then we can better determine which is the most passive strategy that works and achieves results with those levels of input.Real estate is like any other investment: the less time, skill, and effort you bring to bear, usually the lower your returns.

I'll capitalize what I can (new appliances, plumbing fixtures) but this should have no bearing on when the in-service date is?
