Since the stock market historically performs better than 4%, the idea is that you won't run out of money if you take 4% or less because it's growing faster than it's depleting.

@Angela Yan my one criticism of BP is how much they push the BRRR strategy.The BRRR strategy is great if you are an experienced investor with a great team, agent, insurance broker, property manager, general contractor, etc...But... what I find is it is most attractive to newer investors who want to stretch their dollar faster.

The more I became familiar with the things that made a property desirable in this box the faster I could get to a real ARV and later a real rental value.So, if I was advising someone in how to get comfortable with values I would say:  niche down.
