I recently found a brokerage that works only with investors and seem to be the honest, kind and hardworking people I want to be associated with. 

As a result, my realtor recently told me we could expect to sell for $820-850k.The reason I was even asking her about this is the real issue here: our property owners' association (POA) just voted to cap STRs at 90 days/year.

The thing is the bathroom is not propertly insulated, so winter months if is 5 degrees outside is 5 degrees inside the bathroom, summer if is 85 degrees outside is 5 degrees inside. 

It looks like the gain associated with the one side you lived in will be around $150K.

As a person with extensive use experience of such, I will say at worst would take maybe as much as 1hr to track an heir, emphasis on "an" as the correct tool in this arena, or more specifically the one I used, I could dig up the last 30 years of a persons history, every address, co-habitant, everyone in 1 degree of separation, there 30yr residency/ work. sphere and so on and so fourth. 

Obviously, the condo association would have to collect monies for ongoing maintannce of the road and drainage.On the sales and marketing side, do fee simple lots enjoy a premium to condo "lots"?

Having sick or dead team members and collecting rent from dead tenants creates scheduling issues and degree of complexity that I would love to avoid!
