Just briefly, I get a good handle on whether they smoke or not first, how many animals, then if they have good employment.

This animal is probably a pet they are going to turn into an emotional support animal.

They should stop referring to it and confusing people, if you ask me.What you called "unrecaptured depreciation" and what most CPAs casually call "depreciation recapture" is a different animal.

Triple coating windowsills in a lead encapsulating paint... repainting "friction points" (think doorjambs, old cabinet doors, etc.)... repainting old wooden porches/decks... all of these things can reduce the potential lead hazard without breaking the bank.  

Faster and cheaper than sanding and doing a flat coat. 

People who want a farm home that actually own farm equipment or have animals but not too much.

A vacancy is a different animal altogether...it's time consuming and expensive.  

They could bring in emotional support animals and you are stuck with pets that you can't charge extra for. 

Expect multiple offers.On the other hand, it might be that the fixtures are dated or it needs a coat of paint, etc. as well.

My advice as a long-time WA landlord is to stay away from reasons that involve income, criminal background or animals.
