How would my Texas friends evaluate this market that has been shrinking in population that has had above average unemployment and crime has Lost its manufacturing base.I am betting it has hit bottom and will slowly appreciate over the next 5 to 10 years as the city finds its way.How would you compare it to the latest Hot market in Auston.

They have had a 6% population growth in the past 12 months alone more than any place in the US for good reasons But if you want to get in at a good price, you will pay more now than you did even 6-12 months ago short of going into job-depressed areas already mentioned providing you have all cash because you will have company in your offer bidding.

Hey Jordan, that was Ozarkian humor about getting a drivers license for a homeless guy and had absolutely nothing to do with you really.I doubt there is anyone in BP that has done more for the homeless and low income population than I have and most all of them who I have worked with would have grinned at the suggestion, sorry you didn't get it.You said the property was condemmed.

Just because there is an assisted population in an area does not mean it will devalue your property....But, one sure can, so I suggest you simply call an appraiser and ask one simple question, how they would view that subdivision near a subject property in that price range.

- There will be no personal guarantees (non recourse) - Radio shack is paying 2,000 a month less then what they should be and if they go out of business or leave when their term ends in 2016 then the Income will go up by 24k once the new tenant is found- Anchored by the largest/busiest grocery store in a town with a population of 25,000.- Cash on Cash approx 20%Negatives: - Sherwin Williams lease is up in 3 years, but they have been there for over 30 years.- If Sherwin or Radio shack leaves then there will be TI money needed to redo space.- Lastly, the expenses are without a management fee, and vacancy reserve so with that included it may be a lower NOI.
