However if you are accurate that some of that major stuff has just been done and there isn't major deferred maintenance (Which as you said you will find out during the home inspection) then there is less worry about initial out of pocket expenses.Don't get hung up on the 2% rule.  

Some wholesalers numbers are obviously going to be more accurate than others.

If I had more time/a less demanding schedule, it would be worth it b/c it would enable me to more accurately estimate my rehab costs and justify my offer price.

However, I'm in the process of putting something together because, as a company, POL gathers data on each area as part of our due diligence process (just give me a bit of time because of the holidays).
