MaayanI agree @J Scott just make sure you meet with an attorney and put your partnership agreement in writing and create all the proper security instruments to protect the investor and their estate.

If you have no money, you will need to learn everything and bring your knowledge to the table in a partnership for money.

So often agencies aren't the least bit interested in what the landlord needs or wants and that makes it hard to create a partnership.

My general advice with 4 potential partners would be to be careful and take it slow, to make sure that you know who you'd be getting into business with.A partnership is like a marriage, and I think the old saying applies, "it's much easier to get into than get out of".I have several real estate partnerships and in my experience, the more people, the more potential issues.

You can seriously make the same cash flow and appreciation with being a limited partnership in commercial deals (typically need 50k to invest while being sophisticated or accredited investor).

You can certainly buy a property sooner if you partner up with someone else who has funds, but partnerships could be risky too.
