If accounting isn't your bag (not mine either), you can always get an intro class for QB.Note:  I bought the desktop version in 2009 and still use that one copy.

I love turbotenant bc they have great customer service, robust features, it’s free for tenants, and they can opt into credit reporting so you look like a rockstar for helping them out. there’s a free version but their paid version isn’t expensive and worth it for the premium features. then, implement scalable and efficiency-focused processes like keyless entry locks, templates and checklists for applications, processes, maintenance (proactive and reactive) issues, and even communications for things like late rent, increases, etc. once you find something that works, use it over and over :)and then add help performing the tasks.

i created a threaded version of rolling curl in php that keeps about 150 curl threads running async on targets which collects up to about 230 html pages per second.. which pulls down every property large counties like dekalb pretty fast... 

The free version is great and you can allow up to 25 people to join the workspaces you create.

As a side-note: I used to use TurboTax to create, print, and electronically file 1099's with the IRS - HOWEVER, TurboTax has now decided we need to buy their $200 version in order to maintain this functionality. 

Home Depot and lowes has a cheaper version not as nice quality.
