I doubt you would be able to get your money back at this point but im not sure how much value you will get from them vs spending that “class” or meeting time reading a real estate book or connecting with local investors. 

The deals I bring from clients are combination of off market and on market but most of the deal I bring happen becuase I am well know in the multi family community. 

The key is making sure the numbers work no matter where. 

There is the negotiating step, and the closing step, followed by the moving step.  

The bad one was just a mean and manipulative person, but she didn't trash the place. 

You can’t deduct the full cost in the year you make the improvement, but you would depreciate it over the useful life of the improvement (usually over a period specific to the type of asset, like 5, 7, or 15 years, or over 27.5 years for residential property improvements).

I contacted the owner, left a voicemail, and got a callback a week later.

The insurance quote is $1476/year, deductible $2500, 300k liability.

And the comps in the area supported a strong ARV, so it just made sense to jump on it!
