Just based on conversations I've had with others in the SD BP community, I don't believe that it is (though someone with practical experience, please correct me if I'm wrong).

I highly recommend "Every Landlord's Legal Guide" by NOLO because it's written by attorneys with tons of practical advice about marketing, screening, leases, breaking leases, security deposits, and more.

I’ve also been running numbers on almost ever deal I see just to get the practice and experience.

What are your best practice?

Practice your sword and buckler skills, you're going to need them in the Emberverse.

I agree that 2% is rare and practically only going to happen in a war zone which Columbia doesn't have many of. 

You need actual steps, that are practical from the perspective of someone that has been in your shoes, that remembers how hard the struggle was, that knows how difficult it was to break through the analysis paralysis phase, that made mistakes, learned from them, and can predict where you will also stumble and fall and give you pointers when and where to be extra careful.So if I have convinced you that I know what I am talking about because I HAVE been there, this is what you do, knowing now what I wish I knew then.GET A WEBSITE! 

But practice RE management with out a license, or that baseline knowledge, and you taking lots of risk by not knowing what is required or what you are agreeing to.
