My fear is that he plans on leading my apartment and will use it as an Airbnb the whole time and rarely, if ever, occupy he apartment.

If you are an out of state investor, buying in this class and rent range in Indy is likely to lead you to a world of hurt. 

Typically chipped and peeling paint (lead hazard), anything problematic that could put the buyer at risk - that kind of thing.  

@Reggie Wright all over the board man... you can luck into a 70 but more than likely you will see 80-90's from wholesalers if not worse....Best to source your own leads if able.
