Just my 2 cents based on info we have Yes, I can get all 18-units done for $60,000 (labor and material for drywall, including mudding and sanding). 

For example at $33 per foot in my area, a small kitchen can be $1500, labor and sink included.  

@Joe Scaparra I agree with your analysis and expect the median price to continue to decline at least for the next 3 months.

I also agree with what Joe Norman said, I would not exclude anyone who is not an investor, because at the end of the day, any real estate purchase is an investment.
