I'm also not a fan of 12 month options, or 3-5 year options either. 1 year options are almost always prone to failure, and a 3-5 year option only makes sense for folks with severely damaged credit that need time based on underwriting standards (foreclosures, short sales/DIL, bankruptcies, etc.) - and those time frames adjust depending on the type of loan product the buyer intends on using for exercising the option.

And be very aware of changes in the crowdfunding  marketplace - many of the "low hanging fruit" type deals they saw in the past are gone, and it seems more risky deals (higher LTV's, etc) are taking their place.I am still a big fan of crowdfunding RE investing, but I don't consider it passive.
