If there is someone out there that you really want to learn from you have to be a devoted fan.

I'm also not a fan of 12 month options, or 3-5 year options either. 1 year options are almost always prone to failure, and a 3-5 year option only makes sense for folks with severely damaged credit that need time based on underwriting standards (foreclosures, short sales/DIL, bankruptcies, etc.) - and those time frames adjust depending on the type of loan product the buyer intends on using for exercising the option.

I assume the restoration company will run fans for a few days, run some moisture tests, ensure there's no risk of mold before sealing it all back up.

I am not a fan of the"Real Estate Gurus"  an I have read dozens of books and attended seminars.  

And be very aware of changes in the crowdfunding  marketplace - many of the "low hanging fruit" type deals they saw in the past are gone, and it seems more risky deals (higher LTV's, etc) are taking their place.I am still a big fan of crowdfunding RE investing, but I don't consider it passive.  

This has attracted fans coming in for the weekend for the Texas Tech Red Raider football games and also executives seeking a monthly+ stay while making a business move. 

Which is why I am not a fan of the sale a thon groups.  

doe anybody have any info on real estate mkt in England for flipping thinking of moving there

I have a short list of lenders I plan to approach, including Waukesha State Bank (prior relationship), Waterstone Bank, Wells Fargo, Northshore Bank, Landmark Credit Union (prior relationship), Bank of England in Brookfield.

I'm currently in school in England and from San Diego so it will be a big change which is rather daunting, but also why I'm on here trying to prepare myself.
