This could be huge, or something like the ADU legislation that came out in 2017 and then revamping in 2020 due to convoluted items that made the building very strict to almost nonexistent.The main reason ADUs are hard to get the best value for now is that the appraisals come in short (depending on the comps in the area of course).

If you go through a bank or traditional lender, they will report your mortgage, but at this point the DSCR rates are as good or better than the traditional mortgage rates, and the LTV are the same.

So there - I don't think helocs are a long term solution, but until we get to the point that rates are sufficiently low, we can use them to get equity from homes and continue to grow our portfolio.

At some point, as your portfolio grows, you will need financing, and small banks and credit unions really strive in this area (especially with small commercial properties).
