Cash Reserves really depends on the age and condition of the building and systems.

Without knowing the type of house, the age, the scope of work, the level of finishes, the type of contractors, your negotiating skill, the time of year, etc., nobody is going to be able to give you a $/sf average.

I had the same thing in a similar age house , All I had to do to go to 3 prong outlets was attach a 6 inch ground wire inside the box and then to the ground lug on the outlet .

Everyone that has a property KNOWS that he is sitting on a gold mine, regardless of the location (for the most part), the age, the condition.........And he is not going to short sell himself...

I know that it depends on many variables (age of the house for example) .
