There is too many variables in seller handling insurance, for example what if seller gets a ACV policy at bare minimum to cover himself, then you have a claim, next thing you know claim payout is only 48% of actual costs to complete the repairs.

Also accept payments through Cozy from tenants if they have no monthly variable costs (like utilities chargeback) and want rent auto-debited from their checking account.And, Google docs for EVERYTHING.Overall, the single best process thing I've done has been - without a doubt - adopting Quickbooks Online.

It is convenient to have all your loans with a bank you like and have a good relationship with, and I wouldn't want to exchange the 5.5% rate on the $48k for a higher variable rate HELOC just to get an extra $10k cash.
