I have been considering joining AAGLA and know they have lease forms and other forms, but it is $199/yr.In the next couple months, I am looking to get a standard CA NAA lease written up with RUBS for water and sewer billing and a requirement for the tenants to carry their own renters insurance policies with $100K or so (if there are recommendations around this please let me know) liability limits.Does the community here have any advice on how best to do this and where I could get a lease form that does the trick?

Yes you are borrowing it, but if the asset can support it, wouldn't you rather have an investment with no cash investment making positive cash flow vs. an asset that has your money tied up making a slightly higher cash flow?

Got an emergency call last week that one of the units toilet wouldn't flush and was backing up into the shower.

This might turn out to be a good approach.

I am new to the field of real estate investment.

I’m in the process of searching for land in the Houston area to then build a 4-plex on it.The plan is to self-fund the purchase & construction, rent the units and cash out with a mortage.I like the idea of serving lower income families and therefore don’t shy away from section 8.This is the first time I do something like this, so I’m throwing it out there in hopes of hearing your thoughts and learning from your experience!
