I had a super traditional W2 job and, BECAUSE OF BIGGERPOCKETS, made the transition from W2 -> into a non-traditional start-up prop-tech company (fired twice in one month)-> Then, I started our own tech-focused general contracting business serving new to intermediate real estate investors.I've more or less retired as a real estate investor (I still have about 50+ doors, but nearly every one of my deals went sideways for one reason or another), and NOW my ONE THING is working as a GC. 

And same question for used manufactured homes that would be fixed up and sold in a similar manner. 

I go through all my parts obtaining private funding, getting contractors set up (meeting dozens of them to find the right ones), and I’m about to get my civil engineers plans for the addition as well to propose to the town the day after closing.

I want to make sure I’m keeping up with appropriate record keeping but with only one property, I’m not sure how to format a cash journal?

I bought a primary residence last October that I planned on renting out come this October (next month) and would love some advice from more experienced folks on my next steps, because I came up with a few options.

You can probably get a construction loan to build on it, but just to buy without an immediate building plan on just to speculate that land prices will go up, unlikely, as there's no income stream.
