I'm not sure how a refi would work in this case, but it doesn't hurt to ask.I'll be repaying my dad next March.

The lender/insurer has every right to determine -- in the best interest of their bottom line -- which transactions to lend on/insure and which not to.Here's another example:If you were willing to lend money to someone to make a purchase, but he decided to make a stupid purchase that you believed would impact his ability to repay you, would you still allow him to make the purchase.

Your story is amazing, and unique, buying your first investment at over $1-million. 

Or just wait for it to go to AuctionIt was up for tax auction last year but the owners were able to repay before the redemption period ran out.

Hi Folks,Got a unique situation and wondering if anyone can weigh in - The previous owners of the duplex I recently bought had an auto turn on feature for their gas bill so that when a tenant moved out the utility was automatically put into their company's name.

We also have great college towns that offer a unique niche.

All borrowers have proved "their ability to repay" because they have performed on a lease with the same payment for 6 months.   

Everyone's situation is unique though and this is a planning exercise you should work through with a good professional who knows your personal situation.  

I enjoy owning because rentals usually are not that unique and were not neighborhood people.
