I am typically looking at larger more expensive items.What I have typically done is once I am officially owner of the property, I will ask each tenant to name me 1-2 items that need to get repaired/fixed/remedied right off the bat.

I think it would be great for a multi family building with 10 units or more and they don't believe it would be a good investment because you don't see vending machines in apartments, even with 50 units.

Depending on your method, I will use your 100k of cash to invest out of state, like Alabama, to buy two to three properties (leveraging the loan and cash flow) or purchase an Alabama house in all cash (higher cash flow).Keep on renting in the meantime.

If you are investing in the stock market would you rather put 50K in one stock or invest in 10 stocks at $5K each.

Another strategy is to take an elimination approach where you make a list of places you will not invest.
