If they don't provide either by the deadline, the contract remains in full force and moves forward.  

If master lease and/or seller financing are out, you can try getting a hard money loan and refinancing in a year (numbers would be tight, but if purchase price is right, this is feasible).

Inventory is tight and there are a lot of other investors competing for the same buy and hold properties you will be looking at.

The deadline for the repairs to be completed is 6 months.  

while I wholeheartedly believe in "no one knows", my guess is that market will be stagnant for a while 3-5 years out from here..No easy profit to be made, but no 2008 style crash either, thanks to the tight lending
