Just looking back when I was about your age these were some things I had to figure out on my own.  

Even if its only a little bit, thats still a great start at your age.

Your CoC returns are then infinite, my ugly old house just became a house people are fighting over, I sleep AMAZINGLY at night because everything aging is new, and its an easy sell when you can show how much went into a property that will make for the next owner to sleep well too!.

We have considerable working income for our age (170k a yr combined so far) so we figure in 5 years we should be able to complete this 3 times over while still being able to cover expenses god forbid there is a lapse in rent.  

One of my real estate goals is to own 50 properties in the next 3 - 5 years and the biggest, is probably financial freedom by age 50!

My drive has been fueled by an opportunity to start at a young age.

I found a way to get $80,000 in credit card debt before the age of 28, while earning about $25,000 per year.  

@Heather Ippolito  From just your description, of the two, I would probably prefer the latter since it is in a nicer neighborhood on a quiet street.One thing also to consider is the age of the houses and their systems e.g. roof, HVAC, etc.
