Hi AllWould like to share this with fellow BP members.This is a property I just purchased, this will be a buy and hold and look at perhaps flipping next year in spring time.https://www.realtor.com/realestateandhomes-detail/...This was purchased for $61,000, with a rental estimate of between $1000-1100.End values for a nice rehabbed home in this location will fetch around $150,000Location is Bagley in Detroit, it is an up and coming neighbourhood with high demand, I expect prices to continue to rise.

Dallas has a powerhouse economy beating national job growth by around 100bps, population growth is around 3 times the national average, it is a business friendly environment that attracts real talent, and it is a pretty affordable market relative to other similar locations in the nation.

Look on Craigslist, Zillow, and Facebook and start to get an understanding for what a 2 BR-1 BA will rent for in this location and that condition, vs. a 1 BR-1BA in that location and this condition.

There should only be 2 reasons why your properties aren't getting rented; either the properties are not being advertised, or the rent is too high for the location/condition of the properties.

-Duplex listed for $345K (two 3/1’s with yard .38 acre)-Now under contract for $325K (seller attempting to make $25K in deferred maintenance repairs)- My wife is broker- Currently rented for $2650 (7.1% CRate)- C+ to B- property in B to B+ location- We will manage- not much of a value add in near future, likey 6-8 years before any meaningful improvements- approx 170 MF units built 3 years ago and another 170 units starting now in very close prox.
