You will need to include: temporary insurance costs, title costs, cost to store materials, how you will skirt around supply chain, portable office/fencing/potties, change order costs, number of months your construction loan runs and do you have a separate permanent take out or roll over -those costs.

Tell them this place is clearly not a good fit and they are welcome to break the lease and move out at the end of the month with no penalty.Look at the facts and leave the emotion out of it.

I commissioned over a dozen in LA, and now I'm trying to bring it to Uptown Charlotte, with respect to all the local culture and using local artists.I'm getting a surprisingly welcome response so far, have commissioned one temporary mural on the windows of the old Carolina Theater, and have a couple more in the works.It's a fun departure from renovation design (though that's still my first love), and might help change the stodgy, buttoned-down, uber-unhip-yuppie-banker-esque rep of Uptown.
