The wholesaler is a salesman , he wants your money , no different than a car salesman .YOU have the control its your money , and he wants it .

I realize there are better in investments, but we like Wildwood, NJ and would use it for 1 week during the summer and a weekend getaway during the off season.Current pricing appears to be $650-$850K for 3BR/2BA, 1,400 sq. ft. and ~$16K out of pocket costs ($5K yearly taxes, $10K condo fees covering wifi/cable, flood, sewer, trash, etc. and $600 for content insurance).

That way, 1) you should get the money up front when they leave instead of having to chase them down for it and 2) it makes the accounting easier and less likely the departing tenant will dispute the charge.

@Chris DoucetteIf it sounds to good to be true....It's possible they are just quoting you their P&I payment, when you are thinking they are quoting you principle, interest, taxes, and insurance.

Stay away from the lower income areas, typically we see properties more distressed, more challenging situations with tenants and late payments etc, we manage around 400 units and from experience its worth spending a little more money to be in a better part of town with more qualified tenants.
