I work, and improving on these processes, to help keep the jobs as easy and streamlined for my guys as possible to keep them on track and so they can make good money when they're on my site.

I still don't believe fix and flip HML are great fits for institutional players, so there is still a good chance that you'll still be able to participate in those deals.I've watched a recent presentation by PoL and based on what I've heard it seems that the new capital source is probably going toward the platforms shift toward commercial, longer term deals that they start to move into.  

From 2008(daughter was born) thru 2012, I worked a lot of back to back double-close shifts that allowed my wife and I to come up with&maintain  a VERY minimal down payment in an account.

I have looked into cozy.co, PayPal, PopMoney, and several other 3rd party merchants, but from what I gather, the tenant would have to go to the merchant's website in order to pay online.I am wanting something that is more streamline directly from our own website - think paying on Amazon, etc.

It's no secret that wealth is currently shifting from north-eastern states to the South and West, but to be able to see the per-county breakdown and the ebb-and-flow between (for example) individual metro Atlanta counties is pure gold!

I am looking for some advice and suggestions on streamlining my rent collection efforts.  

We are currently knee deep in an FHA 203k streamline loan.

Also, there is the streamline version of the loan, and a regular one.

My boys we in it for years and learned a lot, but it's funny how, given the circumstances, priorities shift.  

Does anyone have any solid 203k streamline lenders that they would recommend?
