Good leads are the lifeblood of wholesaling and it requires an up front investment in marketing (primarily direct mail) to start. 

I’m staring a DMM campaign to find fourplexes in KCMO. I’m printing off return address labels and am wondering if I can put my title “First Lieutenant (name)” or not.

LOTS of people get down payment gifts from family, and LOTS of lenders & borrowers prefer that gift funds go directly to escrow to keep the paperwork a little lighter (one less round of "source this deposit" and bank statements and transaction histories).

Can anyone point me in the right direction or provide a website for me to review?

As I am trying to learn as much as possible, it would seem ideal to work directly with another local investor.

I'm wondering what I can do to convince the seller when I don't have direct contact to them, and only through my realtor.
