The incredibly smart appraisers MIGHT take the time to explain this to the client, except by doing so, lenders usually call another appraiser the next time, seeing as they prefer to have their head in the sand while the sand is profitable.

Update: Refi's and non QM loans have been placed on hold by most lenders as they change their policies as a response to the fallout from COVID-19 lending as a whole has changed a bit over the past few weeks things like lending requirements have changed a bit as many lenders minimum credit score to attain a mortgage has been increased to the mid to low 600's.
