I'm due to close soon, and I have a little bit of rehab to make it livable (needs hvac, electrical work and roof repair, at least).After that, I'm looking to buy another personal home in Ferndale, and rent the current purchase out.

There are a very few important points that I would add that are essential and, as I fine tune these aspects I can see my first lease to own option coming:Filtering: Buyer needs to be vigorously qualified over the phone and then underwritten for his or her ability to qualify for a mortgage on all important points for the geographic area that he/she is looking to do rent to own. i.e.

Maintaining 100 roofs isn't that efficient and 100 other things to consider especially when you are scattered across town and the US.One area you might not have considered is mobile home parks.

I put an offer on a property, and the listing agent asked if that was "highest and best" due to receiving multiple offers (keep in mind, this property is a complete hell hole and I doubt they received any other offers).They were asking way over the value of the place based on comps and the condition of the property (owned by a hoarder, needed to be completely gutted, new roof, etc.
