The tenants have a right to renewal unless you have good reason. 

If you are considering selling, don't renew another full year lease! 

On the other hand, if the tenant is month-to-month you can send them a letter to non-renew with notice appropriate in the lease (usually 30 days').

You sent a lease renewal, but don't know if they signed it and can't find a copy?

Tenant lease is up in 60 days so I sent the renewal and or option to vacate with only a $45 rent increase (I know I should have increased it by like $400 to bring it up to market rent in the area) my question is tenant wants to vacate but tenants adult child would like to stay and take over the lease.

I did not raise her rent for 7 years so I did not send any renewals or vacate notices (I know now bad on my part!!!!

Did you give them notice that you were not renewing their lease or did you assume once the lease was done, they'd move out?
