Are there people/websites that specialize in getting T/B's for a fee. Can anyone recommend one for a property I hold in Indianapolis?

It is best to contact the county clerk office for the county and or go/call to the courthouse where deeds are recorded and ask them if they know of a service that compiles and provides the list to the public for a small fee.In Houston, Harris County they use a law firm PUBLICANS.com there one can pull the tax deed sale property for next month at NO fee... but it is also available for a fee from a foreclosure listing service that compiles it along with the BANK foreclosures for about 40 a month... so you get both in a nice neat list!

Very few banks have programs set up to manage their foreclosed property (which is costing them millions), but some do (I believe Fannie and Freddy are two that do)... try to connect with the bank directly and see if you can work out an arrangement.It's a bummer, but I wouldn't waste my energy pursuing anything in court.

And no, not even the "seasoned shelf corp" scam will overcome that, lenders will look at the financials of the owners unless and until you are publicly traded with a long history of audited financial reports.
