Try to understand what tools they can provide you (marketing, software, legal, lead generation) What the commission split is and how it changes based on time there or performance. 

I then used my county's property information search tool to find the taxpayer for the property and did a google search of their name which returned a recent obituary. 

This would be a great marketing tool to make this investing option more appealing than traditional investing.

I am reading a lot myself and have been wondering if there is a list somewhere on BP where all the books that have been recommended are listed.If such a list does not exist I wonder how hard it would be for a software wizard to create a tool the looks at the podcast show notes, grabs the book titles, authors and who recommended them and then publish it as an ongoing resource.

Another might be Census.gov - they have data tools that can be used to isolate data sought.Some landlords invest to build equity (having the tenant pay for the property, PLUS the property increases dramatically in value over time).

Agreed, if you're going to sell one investment property for another the 1031 is a great tool.

Also, you may just not have the best search tool or agent right now.
