If none of those work, you can always bring in a partner that can help with the down payment, use hard money and BRRRR the property, or look 60-90 minutes outside your area for cheaper properties.

Plus, you can hire the contractor that does the work to do other work outside of the big box stores if you were satisfied with what they did on your bathroom, for example.
