San Antonio is big, diverse, affordable, and stable, which would be my #1 vote out of the three.Floods are definetly an ongoing issue but I’d say Houston weathered the Great Recession very well compared to many of its peers.

Maybe I ran the numbers wrong which is very possible, but your numbers don’t make sense. 70% of the ARV (350) is $245,00020% down of $245,000= $49,000Closing cost-$9,000Rehab- $9,000Making your purchase price at $178,000 to meet the 70% rule.

The problem I ran into is that the PofA for my husband was good to close, I signed for him at close,  we started paying on the loan and like a month later it was rejected.
