@Manny CirinoHi, I did some research, single family house can rent out around 1,400 to 1,500 a month, tenant will pay all utilities, i plan to put down 50k cash, borrow the rest, estimated payment is about 800 (5.7% interest + tax + insurance).

However from my research I've learned many investors suggest calling 3-5 contractors and requesting clear quotes. 3 people could give you a good expected range, however 5 may let you throw out the outliers at the top and bottom (really cheap), then choose from the rest after calling and checking references!

You might consider installing a gas fireplace where the furnace is, (you all ready have all the connections there) and use the baseboard heat for the rest of the house.
