Just an interesting turn of events...The wholesaler who is selling me the rental property (the first one I mentioned above) called me last night to tell me she had another one under contract and asking if I was interested.

Our investor friends liked the price we paid but would laugh and say we should just put meters on the front doors and let the tenants pay by the night.

Hopefully I will get to the Black Diamond meeting that night too since it is not far from there!

They are the renters and you are the landlord, yes we want to keep great tenants and sleep at night but again, it is a business and sometimes we have to do things that are unpleasant.

I lucked out because I happened to come on a night when a realtor in the group set up several houses for us to walk through.

Normally my real estate stories are funny to everybody else but they cost me money so theyre not as funny to me.It was a friday night in february (or one of those winter months).

Last night, a prospective tenant/buyer offered me an enticing lease option agreement.

While I do believe there is a value I am adding to service my owners in attaining properties I couldn't sleep at night if I 1)got them a property that was at 100% FMV 2) charge them erroneous fees.

So last night I had my first encounter with vandalism on a 3 unit property that my father and I just bought and are rehabbing ourselves.
