I would argue that it also depends on your goals as an investor.I love multifamily because you can scale much quicker with buying multiple doors in one transaction.

It may also be of benefit to you to connect with a Realtor, as they have access to an MLS (Multiple Listing Service), and will be able to run more accurate numbers for you.

Having seen hundrets of homes, haveing been through hundrets of inspection, have dealt with all the issues and then looking at your deal through that lense.An attorney won't be able to tell you fair market value or know how to navigate a cometitive bidding situation without loosing your shirt.
