BP doesn't have a "mortgage broker" option, only "lender," so me and the other mortgage brokers have to pick the "closest fit").On the actual mortgage broker side, lending for rental properties, including cash out refis, is alive and well, both on the Agency Fannie Mae front, and on the non-qm DSCR front. 

There are some form lease agreements from private agencies.

A few questions:Does the company report its findings to any government agency?

I had our agency do a quote for someone not long ago and it was $12 per month.

I am currently with main stream of income as W2, so yes I wont be paying myself income from the llc for a while.

I’m wondering if the IRS has anything to do with deciding who's an accredited investor or what agency does make the determination.And if after all the work Can this be used to deny 1031 approval?

I think each housing agency has its own guidelines.

I plan to invest in multi-family buildings and small retail spaces.Ideally, I'd like to have private lenders that are long-term.Then your best bet may be an agency lender or other "traditional" lending institution.Talk to a lending broker to see what may be the cheapest capital for your asset class.
