Once you have that sorted out, figure out the people in your area who are rocking in that.

And gravel /rock is low on the totem pole and more maintenance upkeep ( possible ongoing cost ) with material, drainage, grading etc.

In my local area I have 10 loans on properties and Wells Fargo would not do the 11th loan but a bank called Rock Canyon did and my 12th as well with rates in the 6's.  

There are also good Real Estate Investors Associations in Little Rock and Dallas that will give you some great contacts.

I agree with @Jerry W. that this is all yet to hit rock bottom, and these types of things don't happen overnight, I think there will be foreclosure fallout from the lack of employment in oil production, beginning mid summer 2016.  

If that is the case it is also that much more important to be rock solid when you make an offer, knowing that if they accept it you are going to want to buy it over another property you are looking at or analyzing.
