Later that day he called me and said it had an offer on it and asked if I wanted to make one and with little hesitation I said yes.  

But if you pay attention to where the local government is spending money you may be able to purchase if an area that  will be much improved later.  

Great properties, I own one from them myself, but there are some downsides to the company I can tell you about later.

The house needed some updates but 5 months later Hurricane Ivan destroyed my house therefore I was immediately thrust into the real estate investment reality.

Then once we decided to get into real estate more seriously we got the HELOC and used that as downpayment for the next flat.We wanted to use it to get a 3rd one but the bank said no, so I will let my two flats collect some more equity while i gain more experience and I will try the bank later once I have a longer history with them and they trust me more.In the mean time Im now learning about fundraising and moving to Dubai will mean I get to get more leverage there in some time.

I want to do the HELOC first and then later on go through the loan process for the next investment property.
