70-80->115 in a year sure sounds sweet :)i can understand what you are saying, long term hold without a loan, but why not try to find a deal where you can profit from both a rise in the house price and the rent?

I wonder is this because you are rolling back in profit or that they break even.

As the project goes on and more gets done, I stop by/check in less as larger work is going on and takes time. 

Communities identies should be protected by retaining families and the fabric of our society shouldn't focus only on profits.

The only difference was it had parking for one additional vehicle, the cabinets and countertop are newer, and it has a larger deck. 

You buy a distressed or undervalued property, add value, then refinance it to capture the money you put in (and maybe some profit) then place a tenant to pay the mortgage and cash flow the property.

I have also taken the route Theo mentioned as I syndicate larger deals and have started to get involved with charities as a way to form relationships and finding new KP's. 

I'm half tempted to see if I can use my equity + partial seller financing to purchase a much larger property.
