Even with under market rents you do not likely want a mass exodus mid-Corona.I'd try and focus on doing several units at a time while also trying to change the culture via the exterior of the property via landscaping and paint.

We could vote if we used the app, but because the app doesn't work in landscape mode and I use a keyboard case, I never use the app.

If landscaping is overgrown or unattractive, that should be spruced up.Look at some comparable homes that have sold for top dollar in your neighborhood recently, and check out what the finish package looked like on those properties.

Im just purveying the landscape and it doesn't seem favorable...if you have to borrow, (esp if you are looking to level up you will likely need to), the lending envt isn't friendly right now, the broader market is cooling off and yet sellers of these bigger MF properties are still asking top dollar.

If you replace the pine with those tall upright bushes, realize they only look best when they are regularly cut.In other words, think about the budget for having a gardening service trim them on a regular basis unless it's your thing to cut bushes. Also before any big scale redo outside on such a fine looking home, it might be wise to talk to a local landscape architect about the whole lot, front and back.Good Luck!

Being affiliated with an HOA has no bearing on whether the property owner or the property renter is responsible for landscaping.
