You typically get better terms with purchase money vs cashout refi as well.

I apologize if this may have already been asked/discussed, but here's the gist of it: I purchased a 3-unit property at an awesome price (under $50k), in a good area, that needs rehabbing!  

Our hard money loans (commercial real estate) and the existing loans we purchase are usually brought to us by mortgage brokers.  

Purchase price: $1,410,000 Cash invested: $282,000 16 unit major value add off market multifamily apartment purchased in June 2022 without any investors or outside capital.

Purchase price: $15,000 Cash invested: $25,000 Single family three bedroom, two bath home.

You will find most lenders cap at 90% towards the purchase price and 100% of the rehab. 

Purchase price: $258,000 Cash invested: $50,000 Purchased this 2 bed 2 bath, 1250 sqft home with a .75 acre lot, this was a good BRRRR property, it has the ability for an ADU/Granny Flat on the right side of the property.

One additional thought is that most hard money lenders and private money lenders will require the borrower to contribute to the purchase/rehab of the property.
