Im a Turnkey Guy ;-) we mostly sale income producing rental properties SFH in Jacksonville FL for 60K investment with 12% cap rate , we evaluated a lot of areas and found costal cities with population growth and expected appreciation as the best place to invest . we own over 150 homes there and lately I see an increase in investors reaching out to us for them , its a great city to invest in (I will send reports and news items if needed) but take my word it will have a great up sale there once banks run out of Foreclosed homes to sell prices for real-estate is excepted to rise, not that it matters on a buy and hold properties while collecting rent and not dealing with the day to day , management company and tenant in place .hope it was helpful Ari Knepel

We're entering into a phase in the cycle of lending where interest rates are going to be on the rise. 

Does anyone have a good referral for mid rise and commercial building in the Seattle area  or greater Seattle area?

I hope you be around do to see my rise and better yet hopefully I can return the favor ten folds in the future. 

Rents are climbing high, as many folks are not able to qualify for loans as prices rise.  

Or, payment on it will rise from $300 to almost $800, which I am not comfortable with.

That is to say I've always been a better delegator than an hands on, strap on the tool belt and jump in the trenches type albeit I've never had a problem rising to the occasion when necessary.I now have two sons who are both contractors, one has followed in my footsteps and is very successful.

I also believe that the turn-key solution they provided looking back was extremely inflated for the area I ended up in.
