Ron,I've never heard of those companies, but that would certainly be worth looking into and asking how that coverage would respond given a few of the different scenarios I listed above (tree breaks the line, you/someone hits the line with a shovel, shifting soils cracks the pipe, pipe wears out over time due to normal wear and tear, etc.).  

A tree that is healthy but your landscaper thinks is too close doesn't qualify as the neighbor being negligent.

I was just curios if anyone is doing flips in Reno because I heard if there are flips in an area then it is a healthy indicator for long term buy and hold investors as well.
