Our overhead stays the same.....we can't/won't lower our employees hourly rate, and the other overhead costs don't come down just because the economy changes.Now, some projects may bid out a little lower due to material prices dropping slightly (if that is true)..But generally, no, the SF cost for rehab should stay pretty much the same....

Hi @Dell Har,You can qualify for a mortgage (FHA or otherwise), but you'll have to find a lender that will serve foreign nationals as they take on extra risk as you are not a permanent resident. 

One is a reputable home builder in the area and the other a GC / Kitchen / Bath company (2-4 employees).

For personal LOC options, I have two with credit unions: (1) Interior Federal Credit Union - $25,000, (2) Pennsylvania State Employees Credit Union ("PSECU") - $20,000. 

The ability to hire my girls as employees and begin contributing to their retirement plans while they are young and establishing themselves, like my father did for me, is something I very much want to be able to do.My biggest concern, however, it making sure that my personal assets are protected as thoroughly as possible from any/all concerns, such as liability, or if this venture goes catastrophically awry and goes bankrupt.

They have a lot of training and invest a lot in their employees.
